I bought my second apartment from a couple - Mr and Mrs X - who are now living in an apartment in Permata Hijau area. They like their new apartment's environtment that is quiet, far from commercial zone. But, they once said to me that they missed the mall and all facilities nearby... They remembered how easy they went to Carrefour and Hero (now Giant) by foot, also went to many good restaurants...
Maybe your idea is good Pak Stephen. That's what Mr and Mrs X did.
To me, the case is different. I rent my apartments to those who really want or like to stay in apartment - could be yearly, monthly or daily. Hopefully they are still okay with the mix use environtment.
One thing I also agree is: complaining to the mall management about the noisy mid night till morning! I hope I could do it one day.
